We believe clarity is a form of respect. Here is exactly what working with LNI Studios looks like, from the first conversation to the final reveal.
Phase 01
Discovery
Every project begins with listening. In our initial consultation and project intake session, we learn how you live, how you entertain, how you move through your home, and what has not been working. We ask questions most designers never think to ask — because the best design answers start with the right brief.
Timeline: Weeks 1–2
Phase 02
Concept Development
Based on the discovery session, we develop a comprehensive design concept — a clear point of view that anchors all future decisions. This includes an initial space plan, a curated palette of materials and finishes, a furniture direction, and a visual language for the project. You review, respond, and we refine until the concept is exactly right.
Timeline: Weeks 3–5
Phase 03
Design Development
The concept becomes a complete design document: detailed floor plans, furniture specifications, material and finish boards, custom millwork drawings, lighting plans, and window treatment designs. Every element is selected, specified, and approved before a single purchase order is placed.
Timeline: Weeks 6–10
Phase 04
Procurement
We manage all purchasing, trade orders, and vendor coordination on your behalf. Lead times are tracked, deliveries are scheduled, and any issues — delays, damages, substitutions — are handled proactively. You will know where your project stands without having to ask.
Timeline: Varies by scope (typically 10–20 weeks)
Phase 05
Installation
When the day arrives, our team oversees every delivery, every placement, and every final adjustment. Furniture is positioned, artwork is hung, accessories are placed with intention. The goal is that you walk in and it looks as though the space has always been this way.
Timeline: 1–3 days depending on scope
Phase 06
The Reveal
The moment everything has been building toward. We walk you through your completed home together. This is our favorite part of the process — not because it is the end, but because it is the beginning of the life you will live in it.

What Does It Cost? An Honest Answer
THE INVESTMENT
Design fees vary based on scope, complexity, and the level of procurement and project management involved. Our minimum engagement is $10,000. Most whole-home and multi-room projects carry a design fee of $15,000–$50,000+, separate from furnishings, materials, and contractor costs.
Design fees at LNI Studios are structured either as a flat project fee (agreed upon at the outset based on scope) or as an hourly rate for consulting and consultation services. We do not mark up trade pricing without disclosure — our fee structure is always explained clearly before any agreement is signed.

Everything You Want to Know Before You Call

Project timelines vary based on scope. A kitchen or bath renovation typically runs four to six months from the start of design through installation. A multi-room or whole-home project can range from six months to well over a year. We provide a realistic timeline estimate during the initial consultation, and we build buffer into our schedules — because renovation work rarely moves in a straight line. You will never be surprised by a delay you were not prepared for.

Not necessarily. We work with a trusted network of contractors, tradespeople, and artisans who understand how to execute a design with precision. If you have an existing contractor relationship you trust, we are experienced collaborators and can work within that arrangement. We will always tell you honestly if we have concerns about a contractor's ability to deliver the design as specified.

We take single-room projects under the right circumstances — when the scope is substantial enough to warrant the investment and when the client understands what comprehensive design service involves. If your project is a single room with a significant budget and you want the full LNI Studios experience, we would be glad to talk. Our minimum engagement is $10,000 in design fees.

Both. Many of our clients have pieces they love — heirloom furniture, artwork collected on their travels, a rug they have moved from home to home. We work with what you have and build around it thoughtfully. A good designer can make almost anything work. What matters is that each element earns its place in the room.
